Mobile and manufactured homes are one of the most underserved corners of Bay Area real estate. Most of the big-name "we buy houses" companies do not buy them. Local agents often will not list them because the commissions are small and the financing is complicated. The owners end up stuck, especially when the home is in a mobile-home park and the buyer pool is essentially "whoever the park will approve."
We buy Bay Area mobile and manufactured homes regularly. Single-wides, double-wides, triple-wides. In-park homes (where you own the structure and rent the lot) and homes on owned land (where you own both). Older 1970s units and newer 2000s+ manufactured homes with permanent foundations.
A few realities specific to mobile-home sales that we work with:
Park approval. If the home is in a mobile-home park, the park has the right to approve or reject any buyer. We have working relationships with most of the major Bay Area parks (Vallejo, Concord, San Jose, Hayward, San Leandro, Fremont, Castro Valley) and our cash-buyer credentials clear approval cleanly in most cases. We respect park rules around age restrictions (55+ communities), pet policies, and resident screening.
Title vs. deed. Mobile homes that are not on permanent foundations are titled with the California Department of Housing and Community Development (HCD), not with the county recorder. Selling involves a 480 form, decal transfer, and HCD timing that is different from a real-property sale. We handle the paperwork.
Real-property conversion. Some manufactured homes have been converted to real property (foundation system, decal retirement, recorded 433A). Those sell like normal real estate. We can buy either type.
Park rent and back fees. If there are unpaid space rent, late fees, or utility arrears with the park, those typically need to be cleared at closing. We can advance the funds against the purchase price if the math works.
Lender financing. Mobile homes in parks are difficult or impossible to finance with conventional loans, which limits the retail buyer pool to cash buyers or chattel-loan buyers. This is part of why the resale market is slow for in-park homes. As a cash buyer, we close on what would otherwise be an unsellable property.
The offer reflects the realities of mobile-home valuation: depreciation curves are different from single-family, location matters (park lot rent, school district), and condition matters a lot. We are honest about the math. We walk you through what comparable mobile-home sales in your park have closed at recently, what the typical retail buyer pool looks like, and where our offer lands relative to both.
If you live in the home, we can give you a leaseback period after closing so you do not have to coordinate sale and move at the same time. If you are out of state and the home is vacant, we handle everything remotely.

FAQ
Mobile Home. Common questions.
What sellers in this situation ask us most often.
Yes. We have working relationships with most Bay Area mobile-home parks and clear park approval in most cases. We respect park rules around age restrictions, pets, and resident screening.
We buy both. The offer reflects square footage, year, condition, and park or land situation. Double-wides typically value higher per square foot than single-wides because of layout efficiency, but both have active markets in the Bay Area.
Mobile homes not on permanent foundations are titled through the California Department of Housing and Community Development (HCD). The transfer uses a 480 form rather than a county-recorded deed. We handle the paperwork through escrow. Closings typically run 21 to 30 days because HCD timing is slower than the county recorder.
We can clear them at closing as long as the math works. Past-due space rent, late fees, utility arrears, and chattel-loan payoffs all come out of your sale proceeds. If you are upside down (owe more than the home is worth), we can sometimes still help; call and we will run the numbers.
