I’m a retired construction professional, 35+ years as a carpenter/contractor/building inspector. I was lucky in the fact that after my father passed in 2012, I inherited assets that I used to purchase a second home in Martinez, CA. I then generated a set of plans for a permit to remodel/add-on to that home. The project started mid 2018 with demo, then a foundation replacement and rebuild. Many things came and went during construction; Covid, supply chain issues, MASSIVE inflation etc, but finally, in mid-2024 I sold that home. I then bought a place in Minden NV, a Ram 2500, utility trailer and started moving. It took a good part of a year but at the beginning of 2026 I was ready to look for an AS IS offer. I had made the decision at the end of the construction, sales etc of the above mentioned property that I was not going to do the substantial amount of upgrading/clean up/repair it needed to receive top dollar. I had been collecting bulk hardcopy advertising offering cash, as is offers for years plus I made notes of ads I would hear on the radio/TV and the internet. I was methodical and tried to be fair after making a list of 12 “firms” that, seemingly at least, fit the bill. I scheduled visits from 9 or 10 them, including MapleHomeBuyers. That’s when the FUN began. As mentioned, I tried to narrow the field to parties making, CASH, AS IS offers. Most of them were not interested and/or able to make cash offers of their own but were looking to convince me to list the home, thereby giving them control of the listing and assuring their receipt of the broker fees. Upon refusal, a couple of them then claimed to have INVESTORS lined up. They were completely flexible and understanding regarding the time frame for me to get the rest of the stuff out of the Martinez home up to Minden. Their deposit, or earnest money, was at least FIVE TIMES what any other potential buyer was offering. I call that putting your money where your mouth is. Maple’s rep called me during escrow informing me that he would like to pay most of the money weeks prior the actual closing holding back approx. 20% until I actually vacated the property. That raised my eyebrows but after speaking with the title officer at Fidelity Title, the same firm that handled both my sale/purchase in 2024, I was confident in the outcome and the remaining money was in my account the day after I vacated. I’m not huge on recommending things for many reasons, but I will do so with MapleHomeBuyers EVERY DAY AND TWICE ON SUNDAYS as the old saying goes.
