The houses that don't fit the Silicon Valley script
Here's the honest version: a clean, updated house in Cupertino or a strong Sunnyvale school zone will usually sell in a weekend, often with multiple offers over asking. If that's your house, list it. An agent will net you more than our offer will, and we'll tell you that on the first call.
We exist for the exceptions. The Eichler with dead radiant heat. The East San Jose house that hasn't been touched since the seventies. The Gilroy property where the septic report scares off every financed buyer. The condo with a five-figure special assessment hanging over it. Santa Clara County has plenty of properties that don't fit the bidding-war script, and those are the ones we're built for. That's the work we've been doing here since 2009.
Eichlers: purists pay up, lenders back away
Sunnyvale, Palo Alto, and San Jose neighborhoods like Willow Glen and Fairglen hold some of the largest Eichler tracts anywhere. An original Eichler in good shape draws a premium from buyers who want exactly that. The trouble starts when the house develops the problems Eichlers develop with age: radiant heating loops that fail inside the slab, flat and low-slope roofs at the end of their life, no attic, thin insulation, and post-and-beam framing that inspectors write up at length.
Once the heat is dead and the roof is leaking, the buyer pool shrinks fast. Lenders hesitate on homes with failed core systems. Flippers hesitate too, because renovating an Eichler correctly is expensive, and doing it wrong destroys the very premium that makes the house valuable. We don't need the heat to work or the roof to pass inspection. Our cash offer prices the condition in, and the sale closes.
Where we buy across the county
- San Jose. The biggest city in the Bay Area, and our highest-volume market here. East San Jose, Alum Rock, and Berryessa have older housing stock, and a lot of it is held by families where two or three generations share the house, which makes a traditional sale complicated to coordinate. - Milpitas. Newer stock than most of the county, but townhome and HOA situations come up often.
- Morgan Hill, Gilroy, and San Martin. South County is a different market. Semi-rural parcels, wells, septic systems, outbuildings, unpermitted additions. All of that creates financing friction for traditional buyers. None of it stops a cash purchase, though a failed well or septic shows up in the offer.
