Sonoma is its own market, distinct from the South Bay or East Bay in a few important ways.
The housing stock is highly varied. Santa Rosa has whole districts of mid-century tract homes alongside historic Victorians, while Sonoma proper and the surrounding small towns lean older and more architecturally significant. Petaluma has its own dense historic downtown surrounded by 1950s-and-newer suburbs. Healdsburg and Sebastopol are smaller and more boutique.
