About selling your Brentwood home to Maple

Brentwood transformed from farmland into suburban subdivisions over the last few decades, and most of its homes are relatively new. The long commute west means we often work with owners relocating for work or family, and with sellers who bought near the peak and need a fast, certain sale. We close on your schedule with no financing risk. For owners who bought near the peak and need certainty, we make it possible to sell your house in Brentwood fast with no financing risk.

Brentwood turned from farmland into subdivisions over the last thirty years, so most of its housing is newer and in decent condition. What we deal with here is rarely a broken house. It is the commute, the payment, and the timeline.

Neighborhoods we buy in across Brentwood

A newer city, so different problems

Most of Brentwood was built from the 1990s onward, through Deer Ridge, Shadow Lakes, Summerset and the neighborhoods that replaced the orchards. The homes are younger than most of the county and generally sound.

So we are rarely called about knob-and-tube or a failing foundation. We are called about the two things that actually squeeze Brentwood owners.

The commute. Brentwood is a long way from most Bay Area jobs, and that shapes everything. When a job changes, or a return-to-office policy changes, the drive can become the reason a family has to move. Those moves come with dates attached.

The payment. A good number of homes here were bought with financing that has become uncomfortable, or at a point in the cycle that has not been kind. Owners often have equity on paper and no month-to-month flexibility.

If you have fallen behind and want to sell your house fast

You have more time than the letters suggest, and the calendar is still real.

California foreclosure runs a fixed sequence: a notice of default, then a recorded notice of sale, then the auction. Until that auction happens you can sell the house yourself, and doing so almost always leaves you better placed. Your credit takes a smaller hit than a completed foreclosure, and any equity stays with you.

The problem is time. A listing takes 45 to 75 days if nothing goes wrong. We close in about a week and settle the payoff directly with your lender. Our guide to selling before foreclosure in California walks through the sequence, and there is more on avoiding foreclosure in the Bay Area.

Call sooner rather than later. Options narrow as the sale date approaches.

Mello-Roos, HOAs and the Contra Costa paperwork

Many Brentwood subdivisions sit inside one of the city's four Community Facilities Districts, so the tax bill carries a Mello-Roos special tax on top of the base rate. A lot of the same streets also have an HOA. Both land in a buyer's monthly payment, and lenders count both, which thins out the financed buyers who can qualify for a newer Brentwood home. We pay cash, so the special tax is a line on the title report rather than a reason a loan falls apart. We also pay the county transfer tax and the rest of the closing costs.

If the house is part of an estate, probate for Brentwood runs through the Contra Costa County Superior Court in Martinez. We work with the executor and close when the court or their authority allows it.

A recent Contra Costa purchase

One of our recent purchases was a few exits up Highway 4: a tenant-occupied triplex in the Bay Point and Pittsburg area, bought as-is with the tenants in place and closed at the price we offered. The owners tell it in their own words in the reviews below. A lot of Brentwood rentals reach us for the same reasons.

When you should list instead

If the house is in good shape and you are not against a deadline, list it. Brentwood offers more space per dollar than almost anywhere else in the county and there are buyers who want exactly that.

What Contra Costa County sellers say on Google

“The real buyer for our triplex investment property, as-is, no games”

We owned a triplex/investment property in the Bay Point/Pittsburg area since 2018. We were tired of being landlords and dealing with tenant issues, repairs, management stress, and property headaches. It was time to move on. However, we were dreading the traditional real estate sale process. Selling with an agent meant showings, fees, disturbing tenants, potential loss of rent, and more time involved. We compared our options and felt Maple Home Buyers was the most convenient and headache-free route. At first we were skeptical and we wanted to know whether Maple Home Buyers was a real buyer and not just another company making promises, whether the sale would truly be as-is, with no fees, no games, and an actual closing. Maple Home Buyers met us at the property and kept the conversation relaxed, honest, and straightforward. There were no pushy sales tactics or salesman pitches. Maple Home Buyers created a family-type atmosphere and made the process feel personal and easy to talk through. After the showing, we met at Starbucks, reviewed the contract, and talked through the deal in a clear and straightforward way. The relationship became personal, and we were able to discuss family, life, and more than just the transaction. Maple Home Buyers made a real offer with clear terms. Maple Home Buyers placed a real earnest money deposit, did not renegotiate or try to lower the price, did not assign the deal to another investor, was the real buyer, and no random investors, partners, or extra buyers showed up to the property. We had one clear point of contact and were not bothered or passed around. Maple Home Buyers purchased the property as-is and took on the headache. Maple Home Buyers helped remove the burden of managing the property and gave us a clean exit. The experience felt trustworthy, honest, professional, and very different from other home buying companies.

“Picked Maple over 9 other cash buyers | earnest money was 5x the others”

I'm a retired construction professional, 35+ years as a carpenter/contractor/building inspector. After my father passed in 2012, I inherited assets that I used to purchase a second home in Martinez, CA. The project started mid 2018 with demo, then a foundation replacement and rebuild. Many things came and went during construction; Covid, supply chain issues, MASSIVE inflation etc, but finally, in mid-2024 I sold that home. I then bought a place in Minden NV. I had been collecting bulk hardcopy advertising offering cash, as is offers for years. I scheduled visits from 9 or 10 firms, including Maple Home Buyers. Most of them were not interested in making cash offers of their own but were looking to convince me to list the home. A couple claimed to have INVESTORS lined up. The realtors with the investors were just trying to wholesale the property and make their percentage. A high offer, then inspections, then use the inspection results to chip away at the price they had already offered. I feel like I was truly blessed in finding Maple Home Buyers. I received a more than fair offer, with no contingencies, inspections, assignments etc. Maple even paid the local document transfer fee, which none of the others I dealt with were going to pay. Their deposit, or earnest money, was at least FIVE TIMES what any other potential buyer was offering. I call that putting your money where your mouth is.

FAQ

Frequently Asked Questions

Get answers to common questions about our services.

I am two payments behind. Is it too early to call?
No, it is the best time to call. The earlier you start, the more options exist and the more likely it is you keep some equity. Waiting until a sale date is set narrows everything.
Our Brentwood tax bill has a Mello-Roos special tax. Does that lower your offer?
Not on its own. The special tax stays with the property and we account for it the way any buyer would. It does not stop us from closing, because we are not relying on a lender to approve the monthly payment.
Where does probate happen for a Brentwood house?
At the Contra Costa County Superior Court in Martinez. The court calendar sets part of the timeline. We work with the executor or administrator and can close as soon as their authority to sell allows it.
My house is only fifteen years old. Do you buy newer homes?
Yes. Most of Brentwood is newer and we buy plenty of it. Condition is not the point here. Timing, a payment problem or a relocation is usually what makes a cash sale the better route.
Can you close around my new job start date?
Yes. We can close in about a week when speed matters, or later if you would rather move first and close afterward. You pick the date and we work to it.
