How fast can you actually close?

3 to 7 days from when you accept our offer. But we close on your timeline, not ours. If you need 30, 60, or 90 days, we’ll match it. We’ve coordinated closings around probate, assisted-living move-ins, and out-of-state schedules.

How long does it take to get an offer?

Accepted Answer

We can usually have a real cash offer in front of you within 24 hours of the first call. If we can walk through the property in person the same day, we’ll often hand you a number on the spot.

Will you really make an offer in person at the kitchen table?

Accepted Answer

Yes. That’s how we’ve always done it. We come to the property, look at the house with you, ask about your situation, and put a number on the table the same day.

Is there any obligation when I request an offer?

Accepted Answer

None. The offer is free, no-strings, and you’re free to walk away. We’ll never pressure you, never run a credit check, and never ask for sensitive information before you’ve talked to a human.

Do I need to clean the house or make repairs first?

No. We buy as-is. Leave anything you don’t want, including furniture, appliances, and decades of belongings. We handle the cleanout. The condition of the house does not change our offer process.

Will rough condition affect what you offer?

It will affect the price (we factor in what we’ll spend repairing it), but it won’t affect whether we make an offer. We’ve bought hoarder homes, fire-damaged properties, code-violation houses, and homes with deferred maintenance from the 80s and 90s. None of that scares us off.

What if there’s a tenant in the property?

We buy occupied or vacant. If there’s a difficult tenant, we can take over from there. We do not require you to deliver the property vacant.

What if there are multiple heirs or probate involved?

Accepted Answer

We work with estate attorneys and probate courts regularly. We can wait for letters testamentary, coordinate with siblings, and tailor the close to whatever the estate requires. Tell us where you are in the process and we’ll meet you there.

My parent has passed and I live out of state. Can we do this remotely?

Accepted Answer

Yes. A meaningful share of our deals are with out-of-state heirs. We can send documents electronically, coordinate with your local notary, and handle the cleanout on this end. You don’t need to fly in.

My spouse and I are divorcing. Can you work with both of us?

Accepted Answer

Yes. We’ll communicate with both parties (or their attorneys) and structure the close to match what the divorce decree or settlement requires.

How is your offer different from a Realtor’s estimate?

A Realtor estimates a list price. What the home might fetch on the open market after months of repairs, showings, and a 5–6% commission. Our offer is what we will pay you in cash, with no fees, no repairs, no contingencies, and on your timeline. The two are not directly comparable.
